Greater Edmonton Area
Edmonton and surrounding communities, including St. Albert, Sherwood Park, Spruce Grove, Stony Plain, Leduc, Beaumont, and Fort Saskatchewan.
Sorting, donating, reselling, and clearing a loved one's home — handled by a small Alberta crew who treat the work like it matters. Because it does.
Threshold Estates provides full estate cleanouts throughout the Greater Edmonton and Greater Calgary areas. We also travel to smaller cities, towns, and rural communities across Alberta.
Travel fees may apply outside our primary service areas and will always be included in your written quote before you approve the work — never added afterward.

From the first walkthrough to the final broom-swept floor, we handle every part of the estate — and we account for every dollar that comes out of it.
Room by room, we triage everything in the home — keepsakes for the family, items with resale value, donations, and what must be disposed of. Nothing leaves without being seen.
Useable goods are routed to established charity and community partners near the property whenever possible. Donation receipts are returned to the estate for tax purposes.
Items with real value are photographed, catalogued, and listed through the right channel — local auction houses, consignment, or online — to maximize what the estate recovers.
What remains is removed responsibly. We separate recyclables, hazardous materials, and landfill waste in accordance with Alberta regulations.
The home is left broom-swept and listing-ready. Optional deep cleaning, carpet shampoo, and minor repairs can be added so the executor has a single point of accountability.
You receive one written quote, one invoice, one statement of resold items, and one phone number to call. We don't sub-contract the work — the crew you meet is the crew you get.
Inside most homes are items worth real money — tools, furniture, collectibles, jewellery, art. The typical cleanout service throws them in a truck and bills you for the haul.
We do the opposite. Resellable items are photographed at the property, catalogued in our system, and listed through the right channel for what they're worth.
The estate receives 30% of net resale proceeds — paid out with an itemized statement showing what sold, where, for how much, and when.
"Net" means gross sale price minus platform or auction fees. Our labour is covered by the cleanout fee — you don't pay twice. Full terms in the services agreement.
Most executors call us once, walk the home with us once, and don't have to lift another finger until they sign the closing documents on the sale.
We meet you at the property — in person or by video if you're out of province. We walk every room, listen to your priorities, and identify items the family wants to keep.
Within 48 hours you receive a fixed-price quote, a draft services agreement, and a timeline. No hidden fees, no surprise additions on the day of the job.
Our crew arrives, photographs everything resellable, and works through the home methodically. You receive a daily progress update if the job spans multiple days.
Within 30 days of the final sale, you receive an itemized statement and the estate's 30% share. Anything unsold after 90 days is donated, with receipts provided.
Every home is different, so every quote is custom — but here is the range you can expect. Final pricing is locked in writing after the walkthrough.

We work alongside the lawyers, realtors, and funeral directors who already have the family's trust — and we make their next conversation easier.
List a property faster, with no awkward "what about the contents" conversation. We deliver a broom-swept, listing-ready home and respond to executors within hours, not days. Co-marketing materials available.
Give your executor client one less thing to manage. We provide written quotes, signed agreements, itemized statements, and disposal documentation suitable for estate accounting.
Some families ask "what now?" the week after a service. We're a calm, professional answer to that question — and we treat every referral the way you treat every family.
Plain-language guides from people who do this every week. No legal advice — just practical information for the moments when you have to make decisions and the family is watching.
We respond to every inquiry within one business day. There is no fee for the walkthrough or the written quote.
If you are an executor or family member trying to figure out what to do next, you don't need to know what you want done yet. Start with a conversation. We'll meet you at the home, walk every room, and put a clear plan in writing.
If you are a lawyer, realtor, or funeral home making a referral on a family's behalf, please mention that in the form and we'll loop you in as appropriate.
